Repair or replace is the question every homeowner asks, and the honest answer is that it depends on what the roof actually shows. Here is how to think it through, and what to ask any roofer who gives you an answer.

Start with the condition, not the quote

A quote answers “what would this cost”. It does not answer “what does this roof need”. Get the roof documented first — photographs of every slope, written notes, a date. Then the options have something underneath them.

When a repair usually makes sense

When replacement tends to be the better answer

Questions worth asking before you decide

  1. Can you show me? Every recommendation should come with a photograph of the thing being described.
  2. What happens if I wait? A straight answer here tells you a lot about the roofer.
  3. What exactly is in the scope? Tear-off, decking, underlayment, flashing, ventilation, disposal, clean-up — written down.
  4. Who does the work? Own crews or subcontractors, and who is on site the day it happens.
  5. What is the workmanship warranty, and what voids it? Get it in writing, and read what it excludes.
  6. Is the contractor licensed and insured? Ask for the numbers and check them.

On materials

Different roofing materials perform differently against impact, heat and age, and they carry different manufacturer warranties. The right choice depends on your roof’s structure, your budget and how long you plan to stay. Ask for the specific product being proposed by name, and ask what its manufacturer warranty actually covers.

A note on insurance

Whether a repair or replacement is covered is a decision for your insurer, based on your policy and their assessment. A roofer can document what is on the roof. A roofer cannot tell you what your policy will pay, and in Texas cannot pay or absorb your deductible.

Frequently asked questions

Is a repair always cheaper than a replacement?

Up front, usually. Over time, not always — repeated repairs on a roof near the end of its life can cost more than replacing it once.

Can you match my existing shingles?

Sometimes. Availability and weathering both affect how close the match is. Ask to see the proposed material against the existing roof.

How long does a replacement take?

It depends on the size and complexity of the roof, the material, and the weather. Ask for the expected schedule in writing before work starts.

Do I need a full inspection to get an answer?

You need someone to look at the whole roof, not one slope. Otherwise the recommendation is a guess.
