Here are seven signs it’s leaning toward replacement.
1. Your roof is 15–20+ years old
Most asphalt shingle roofs in DFW last 15–25 years depending on the product and the weather they’ve survived. If yours is in that range and has taken a few hail seasons, it’s worth a professional look.
2. Widespread hail bruising
A few damaged shingles can be repaired. But when hail has bruised shingles across the whole roof — knocking off granules and exposing the mat — spot repairs won’t keep up. Widespread bruising usually points to replacement, and it’s often an insurance claim.
3. Granules filling your gutters
Those sandy granules protect your shingles from UV. When you’re finding piles of them in the gutters, the surface is wearing out — and bare spots follow fast.
4. Curling, cracking or missing shingles
Shingles that are curling at the edges, cracking, or blowing off in wind are past their prime. A patch here and there is fine; a roof full of them is a system at end of life.
5. Leaks in more than one spot
A single leak from a flashing failure can be repaired. Multiple leaks, or stains showing up in different rooms, usually mean the underlayment and decking are compromised in several places.
6. Sagging or soft spots
A sagging roofline or soft, spongy areas underfoot signal moisture in the decking or structure. That’s not a cosmetic issue — it’s a replacement (and sometimes structural) conversation.
7. Daylight or moisture in the attic
If you can see daylight through the roof boards, or the attic feels damp and smells musty, water is getting in. Catch it early and you protect the structure; wait, and the repair bill climbs.
